Marseille: Groundbreaking for Théodora Campus, an Innovation Hub in Gèze

The groundbreaking ceremony for the Théodora project marks the start of construction for a 35,000 m² campus dedicated to training, digital technology, artificial intelligence, and entrepreneurship.

The Théodora project, having its first stone laid, signifies the realization of a 35,000 m² campus focused on training, digital technology, artificial intelligence, and entrepreneurship. Located opposite the multimodal exchange hub of Gèze, bordering Marseille's 14th and 15th arrondissements, this project is situated in an area profoundly transformed by operations led by Euroméditerranée. Although outside the scope of the National Interest Operation, its location highlights a central development challenge.
Gèze is transitioning from a mere transit point to a new urban center for Marseille. The arrival of Théodora accompanies a broader evolution in the city's northern downtown area. Around the multimodal exchange hub, Euroméditerranée is working to establish a new urban centrality, bridging the city center and its northern districts. The objective is to evolve a sector long defined by transportation infrastructure into a neighborhood where people can also work, study, live, and develop new activities.
This transformation includes the redevelopment of the Cap Pinède–Capitaine Gèze axis, changing from an old rapid transit route to a tree-lined urban boulevard. A new square is planned in front of the exchange hub, and new pedestrian and cycling paths will improve connections between neighborhoods. The future park of the ruisseau des Aygalades, in immediate proximity, will be a major component of this evolution. By restoring the importance of water and nature, it will help reduce flood risk, enhance biodiversity, and provide more coolness, while also recreating connections between Gèze, Bougainville, les Crottes, and le Canet.
It is within this recomposing urban environment that Théodora is being established. Théodora joins several projects already contributing to the sector's renewal and the diversity of the neighborhood's functions for its users. Les Fabriques are bringing a diverse range of housing and productive activities back to the area. The company RTE contributes to the energy transition dynamic. Sinopia combines housing, offices, and retail. The Plateforme will soon offer training in digital technology, cybersecurity, and artificial intelligence. The goal is to progressively bring training, employment, production, housing, and services closer together within the same urban environment.
The role of Euroméditerranée is to create the conditions for a coherent transformation. In Gèze, the territory's transformation is built on the convergence of an urban project and the initiatives it enables. By creating a more accessible, connected, and greener living environment, Euroméditerranée fosters the establishment of projects like Théodora, which in turn help to foster a new centrality that blends training, employment, housing, and services.
